Synthetic Stucco and EIFS in Indianapolis

A lot of Indianapolis homeowners don't know which stucco system is on their house, and the distinction matters significantly when repair work is needed. Traditional stucco and EIFS, which stands for Exterior Insulation and Finish System and is commonly called synthetic stucco, look similar from the street but are fundamentally different in how they're constructed, how they perform, and how they fail.

Traditional stucco is a cementitious system applied in multiple coats over a rigid substrate. It's hard, relatively thick, and fails in ways that are usually visible: cracks, spalling, delamination. EIFS is a layered system that starts with rigid foam insulation board adhered to the substrate, followed by a base coat embedded with fiberglass mesh, and finished with a thin acrylic finish coat. It's lighter, has better insulating properties than traditional stucco, and produces a very smooth, consistent finish that was popular in construction throughout the 1990s and 2000s in Indianapolis suburbs like Carmel, Fishers, and Zionsville.

The significant distinction is how each system handles water intrusion. Traditional stucco, when properly installed, allows incidental moisture to drain and dry. Early EIFS systems were barrier systems, meaning they were designed to keep all water out rather than manage moisture that got through. When those barrier systems failed at a penetration or joint, water that got behind the insulation board had no drainage path and no way to dry. The result was concealed moisture damage to the sheathing and framing that was often significant by the time it was discovered. Drain-screen EIFS systems introduced later addressed this with a drainage plane, but identifying which system a given building has requires inspection.

EIFS repair requires understanding the system that's there. Cracks in the finish coat of an EIFS wall may indicate base coat damage or substrate issues that go deeper than the surface. Impact damage that breaches the finish coat and base coat exposes the foam insulation to moisture. Repairs have to restore the full system integrity, not just the visible surface.
